With eleven bedrooms, a full staff and a great location just above downtown Cabo San Lucas in the exclusive Pedregal gated community, this spacious vacation rental is ideal for groups of up to twenty-two.

Enjoy views over the Pacific from outdoor living areas with an infinity pool, jetted tub, barbecue, and lounging and dining spaces. After you’ve watched the sunset over the ocean, linger outdoors by the firepit or serve refreshments from the indoor wet bar and settle in by the satellite TV and Wi-Fi. For your comfort and convenience, the villa also has features such as purified water, air conditioning and laundry facilities.

It’s just as easy to watch fishing boats pass or spot whales in the water from the open-concept great room at this luxury property. Polished tile floors are cool underfoot, while leather sofas and wrought-iron chairs add a refined look in the living and dining areas. A second living area adjoins the fully equipped kitchen.

The eleven bedrooms at Casa Theodore are spread across the main house, a guest house, two guest apartments and a recreation area. The main house has five bedrooms with king beds, while the guest house has two bedrooms with two twin beds each. The two guest apartments each have a king bed and futon—perfect for a family with small children or a couple wanting a honeymoon-style retreat—and the recreation area has two bedrooms with king beds and futons. All of the bedrooms have air conditioning, and all except one of the guest house bedrooms have private en-suite bathrooms.

The villa’s hillside location is just a short drive from Pedregal Beach, the community’s tennis courts, and the lively restaurants, bars and marina of downtown Cabo San Lucas. Ask the villa manager for help organizing a round at a championship golf course, a snorkeling or fishing excursion, or a sunset cruise during your holiday.

General rules

• No pets allowed
• No smoking
• Check-in is anytime after 3:00PM and check out by 11:00AM

Additional rules

• All credit card holders must be aged 25 years and older at check-in.
• Weddings are permitted with a minimum stay of 5 nights.
• All bachelor, bachelorette, and wedding parties are required to pay for security, which is $300 per night, per security guard, plus tax. These groups must be a maximum of 1 Guest per bedroom with a minimum of 9 bedrooms, and require a minimum stay of 4 nights.
• Spring Break groups are permitted, with a minimum stay of 5 nights, and must adhere to the terms and conditions of the Spring Break Rules.
• Pedregal has a strict policy against excessive noise. A $1000 noise fine is enforceable by local authorities.
• There is a $150 per hour fee for early check-ins and late check-outs.
• Non-refundable Travel Guard Insurance is required for every reservation. Please inquire with one of our Villa Specialists for further notice. 
• Please note that guests staying at this villa will be required to pay a mandatory service fee of $100 per day for daily housekeeping and maintenance.
• The bedrooms are rented in numerical order, and any deviation from that will result in an additional charge.

CANCELLATION POLICY

Refundable 95 days

• Cancel up to 95 days before your trip and get a full refund. Cancel within 95 days of the trip and the reservation is non-refundable.
